Price of Chetwode Arms pub slashed by £50,000

The Chetwode Arms on Street Lane in Lower Whitley is still up for sale.

It has been on the market for several months, having shut down in July last year, and has now had its asking price slashed by more than £50,000.

The listing on Matthew Phillips Surveyors reads: “The Chetwode is an attractive Grade II listed public house dating from 1800 with many original features both externally and internally.

“The pub benefits from an wealthy catchment with Northwich four miles to the south east, Stretton and Warrington, two miles and six miles to the north respectively.

“The area generally is affluent, with a number of attractive and well to do villages in the surrounding area.”

The pub, just off the A49, closed in July 2022 after the landlords decided to move on after 17 years, to be involved with the Ring O Bells in Stretton.

It was originally listed this summer, priced at £595,000, but has now been reduced to £525,000.

The ground floor of the pub is split into several rooms with fireplaces, timber panelling and quarry tile and timber floors.

In total there are around 80 covers.

Two staircases lead to the first floor which is home to the living accommodation comprised of a lounge, three bedrooms, an office, a bathroom, a separate lavatory, and a kitchen.

The listing states there is the potential to divide the first floor into a large flat and a separate bedsit.

However, it adds that the property “requires refurbishment and refitting throughout”.

Also included in the sale is 2.61 acres of land as well as two car parks, capable of catering for around 60 vehicles in total.

There is also a “well cared for” floodlit bowling green and a service yard with calor gas tank, septic tank and storage.
